The Collective Home platform offers a compelling solution for developers who recognize the benefits of faster construction timelines, de-risking the construction process, and forward-looking performance in energy-efficiency and comfort.

In addition to purchasing the prefabricated building envelope from Collective Carpentry, developers can either work with outside collaborators, or directly with Collective Carpentry for design modifications, structural engineering, windows & doors, delivery, and installation.  A local General Contractor is hired to manage sitework and foundation, as well as follow-on trades like plumbing, electrical, mechanical, roofing, siding, drywall, and finish carpentry.

OUR PROCESS

Our process can be distilled to five simple steps:

  • Step 1: Meet to review the project

    Help us understand the size and scope of the project or community you are planning, the status of any subdivisions and any other timelines to consider, and the phasing of the construction if building multiple units.  If you have specific requirements for a garage, ADU, suite, or changes to the main house design, we can discuss these and set up an additional meeting with our in-house designer to walk you through some of the costs for bringing the designs to where you need them to be.

  • Step 2: Define design and building services scope

    Once we’ve understood what you would like us to design and fabricate, we will present you with a proposal for design services and/or a a proposal for fabrication and install services.  We’re happy to produce a few iterations in order to find a solution that works in the market you’re building in.  While we are flexible to further changes after contracts are signed, this first point of clarity in what we understand to be your needs is useful for planning the design and fabrication time needed to deliver your project on the required timeline.

  • Step 3: Design Customizations & Prefabrication Design Review

    You’ll work with our in-house designer to finalize your design customization requirements, approve the architecutral and structural drawings, and then follow the process through to the prefabrication design review, where we’ll triple check that the architecture and the prefabrication shop drawings are free of conflicts, and are ready for production.

  • Step 4: Fabrication

    We schedule fabrication once the prefabrication design review process is complete, and complete the fabrication typically while site work is being performed by your General Contractor to prepare the ground, install the foundation system, and often install the main level floor or slab on grade.  We document the fabrication for quality control and inspection purposes, and provide you with photo and timeline documentation of the fabrication process.

  • Step 5: Delivery & Installation

    After a dedicated coordination meeting with your General Contractor, we will schedule our crew for the required installation services, and arrive ahead of the panel delivery in order to shoot levels, receive the delivery, and manage the crane as we install panels, perform structural and air & weathersealing connections, and install any additional structural site-installed parts and/or windows & doors.  A final walkthrough with the GC concludes our scope.
