Choose the model that fits your needs below.  Begin with the location of your build, then select from several Collective Carpentry supply and install scope options (scrolling down until you reach the summary of costs).  The Prefabricated Envelope Package (PEP) is the cost to the General Contractor, and may involve a General Contractor’s markup for coordinating and warrantying the work provided.

The PEP provides an airtight, weather-sealed structure that is fully built piece-by-piece in a digital environment before being prefabricated in a shop environment and then assembled on-site in a matter of days.  Overhead costs of 3D design and shop fabrication are balanced by time savings on site, reduced material waste and guesswork, eliminating change orders, avoiding weather delays, and reducing interest and other carrying costs.  For a building envelope of equal quality and performance, the PEP is by many measures the same or less than the cost of building on site, with lower risk, higher quality control, and fewer surprises.

**The prefabricated envelope package (“PEP”) replaces part or all of the scope of work traditionally performed by framers, carpenters, and insulators.  Its cost represents a portion of the overall construction costs, which vary depending on where and when you build, your design and finish choices, among other factors.  We recommend thinking about the total build cost as a dollars per ft2 number typical of high-performance homes built in your area.  Ask your GC (or one of our preferred partners) about what to expect for a total build cost per ft2 of heated floor area (HFA).  As a general guide, you might expect to pay between C$400-$500/ft2 HFA in Canada, and US$350-450/ft2 HFA in the USA.**

Scope

A typical Collective Home package includes the architectural design, the prefabricated building envelope (panels, other structural parts), and installation.  While the panels have structure, insulation, air and weather sealing, a rainscreen for siding, and prepared window and door openings, there are no plumbing, electrical, or mechanical services, nor any interior or exterior finishes.  For more on what we include, check out our pricing summary below and our process at the links above.

Total Construction Cost

Collective Carpentry provides design, fabrication, and installation services for the prefabricated, insulated building components and interior structural elements (floors, posts, beams, etc.) of a Collective Home.  While the pricing below covers these costs, a full budget for your build will include permit, site, foundation, services, and finishes costs that are best compiled by or with a General Contractor local to your area.
